2022 Luxury Real Estate Market in Boston

Still a seller’s market

It’s an exciting time for high-end Boston real estate; luxury residential developments in the city are booming and business has never been better. 2022 is shaping up to be just as competitive with the completion of many upscale construction projects within the last few months.

Inventory is at an all-time low and demand is at an all-time high. So trust us when we say: these coveted townhomes, condos, and apartments are going to go fast. While interest rates may move slightly higher, we believe they will remain at historically low levels, maintaining an advantageous environment for homebuyers.

Although Boston saw a departure during the height of the pandemic in 2020 (as every city experienced), residents have returned to the area and are eager to get in on a swanky new development, especially with many people working remotely. Those returning to offices in the city want a shorter commute and a luxurious space to call home and, as we know, there is no better place to call home than this city. Boston has fundamentals other cities don’t: multiple colleges and hospitals, green spaces, history, and, as of recently, a rise in pharmaceutical and tech companies. There has never been a better time to invest in the exciting real estate opportunities this city has to offer.

Top-selling areas and new developments

We are seeing consistent sales in the same areas of Boston and expect to see more in up-and-coming neighborhoods. With many young professionals looking to level up and many retirees wanting to move into luxury homes in the city, the market is ripe with serious buyers. Here are some of the most sought-after areas and the newest developments in the city:

Seaport

Seaport is currently the most popular Boston area for real estate sales. Business is absolutely booming here among young professionals, wealthy individuals, and investors. For Seaport listings, visit Robert Paul Properties—Seaport District.

50 Liberty, Dockside Place Lofts, EchelonSeaport, and The Alyx are some of the newest constructions in the booming Seaport District. EchelonSeaport is a 3.5-acre, 1.33 million-square-foot, mixed-use waterfront development designed by KPF and Jeffrey Beers International. The towers are linked by a bridge and feature a central courtyard with plenty of sitting areas. Residents enjoy city and water views from their homes and can avail themselves of an impressive 60,000 square feet of amenities. The long list includes two outdoor pools, an indoor infinity-edge pool, a fitness center with an indoor basketball court, a spa, two sky lounges, an outdoor dog run and pet spa, and a golf simulator. Also part of EchelonSeaport, The Alyx has 270 apartments for rent. It features a stepped-tower design and terraces with city and water views. Amenities include a 75-foot outdoor swimming pool, a 24-hour gym with on-demand fitness classes, an outdoor wellness space for yoga and fitness classes, an outdoor dog run-and-play park, and multiple resident lounges.

50 Liberty is an uber-luxury condominium building located directly on the water featuring unobstructed views of the Boston Harbor and skyline. Most units have private outdoor spaces, floor-to-ceiling windows, dark hardwood flooring, and sleek, high-end kitchens with top-of-the-line appliances (Sub-Zero, Wolf, and Miele). The building also features 5-star amenities, including underground heated parking, a 24/7 concierge service, a private owners’ fitness center, and a resident lounge with beautiful views of the Boston Harbor.

Another property in Seaport is the St. Regis Residences Boston, scheduled to open next year. Residents will enjoy city and harbor views from floor-to-ceiling windows and Juliette balconies. They also have the option to lease a boat slip at the nearby pier and can take advantage of a yacht charter membership plan that gives them access to a fleet of crewed Hinckley yachts.

Beacon Hill

Easily the most picturesque neighborhood in the city and has the highest price tag for the iconic brownstones found here. For our open Beacon Hill properties, see Robert Paul Properties—Beacon Hill.

An exciting development just adjacent to Beacon Hill is soon-to-be-opened The Parker. Overlooking Boston Common, The Parker offers 147 residences with a clean, refined design. Homes here stand out with 9-foot ceilings, oak floors, brass pendants, and oversized windows that allow for an abundance of natural light. Amenities include a gym, a billiards room, a speakeasy lounge, a valet, a doorman, a roof deck, and a theater room. The development is scheduled to be completed in 2022.

Back Bay

Back Bay is consistently one of the most sought-after neighborhoods for its proximity to Newbury Street, Downtown, and Boston's many colleges and hospitals. Inventory here is low because demand is so high, but for those looking to make a fantastic investment, see our available Back Bay properties here Robert Paul Properties—Back Bay.

Raffles Boston Back Bay Hotel & Residences will debut in the fourth quarter of 2022 and feature 146 residences and a bevy of fantastic amenities, including six dining venues, a speakeasy, a patisserie, a gym/spa, and a 60-foot indoor pool.

South End

A fantastic community and neighborhood that has steadily risen in popularity over the years. For our available South End properties, see Robert Paul Properties—South End.

An exciting luxury condo building in South End is the highly-anticipated 100 Shawmut, which is in its pre-construction sales phase. Located just around the corner from Whole Foods and is a short walking distance to all of South End's trendy restaurants, including Back Bay and the Financial District. This full-service building mixes a historic lower-level lobby/entryway with contemporary upper-level residences. Units will feature sweeping views of the city, private balconies, and professionally designed, upscale kitchens. There will be 13 floors and 138 condos ranging from studios to four-bedroom units.

Another condominium development in South End is The Quinn, designed by the renowned Robert A.M. Stern Architects and Meyer Davis design firm. The 101 condominiums feature open layouts and touches such as wood cabinetry, polished stone, and marble bathrooms. Amenities for residents include co-working and conference spaces, a library lounge, sports and entertainment lounges, an indoor pool and fitness center, and a rooftop terrace with striking panoramas of Downtown Boston and Back Bay.

East Boston

The newly-minted Encore Boston Harbor Casino in Everett, East Boston, and the surrounding neighborhoods are a place to watch in 2022. We expect more retail businesses to come to the area, with increased real estate demand to follow suit. For our available East Boston properties, see Robert Paul Properties—East Boston.

A new development in the area is The Mark at 99 Sumner, which just became available this past summer. These luxury condos have water views, easy commutes into the city, and a bevy of on-site amenities. A shared terrace, a billiards and cards room, a golf lounge, a movie theater screening room, a gym, a Wi-Fi bar, and a convenience store are all offered here.
